Social Housing Section 20 Coordinator- Social Housing (Temp to Perm)

One of our social housing clients are looking for a Section 20 Coordinator to work in their East London office on a temp to perm basis.

The role will sit within the Customer Operations department, which delivers a range of customer services through front line teams and specialist teams for our residents. The Service Charge and Rents team is responsible for maximising income and cost capture through setting service charges and rents, managing third party arrangements and an effective S20 process.

The main duties and responsibilities include

1. Overall responsibility for overseeing the S20 process and making sure cost recovery is maximised through a successful process and interaction between teams.
2. Providing monthly measures, KPI’s, updates and/or reports to show effective management of S20 process and financial summaries.
3. Work with all relevant stakeholders in all relevant teams and building effective relationships to deliver a high performing S20 service. Stakeholders may include, but are not limited to property management, planned work team, reactive works team, procurement and contracts project teams and the legal team.
4. Manage a centralised, controlled log that captures all S20 consultations, include a pipeline.
5. Work closely with legal team on S20 compliant documents and processes, including optimising the use of dispensation application through the First Tier Tribunal where possible.
6. Identifying when and which residents should be consulted, the appropriate route, the notices (including printing) and log and respond to residents’ responses.
7. Obtaining all information that is required to draft each stage consultation letter.
8. Staying up to date on progress with property management and maintenance and any other relevant teams throughout the consultation process.
9. Working closely with the rest of the team in relation to best use of sinking funds and available funds.
10. Identify any areas of financial risk and/or ways to maximise income and raise it with senior management for appropriate decision making.
11. A focus on lean working and continuous improvement mindset in all aspects of work.
12. Providing appropriate communications with residents through modern communication channels and methods as and when required.

Key skills and knowledge that are desirable for the role

* Demonstrate an excellent standard of numeracy and literacy.
* Excellent customer care and communication skills both oral and written.
* Previous experience of S20 consultation, relevant Landlord and Tenant legislation and a very clear legal understanding of the consultation requirements.
* Working within tight statutory constraints in a high-pressure environment.
* Ability to build excellent relationships across the business with all relevant stakeholders.
* IT literate with knowledge of Microsoft office applications and ability to learn and use appropriate in-house systems.
* Self-motivated, assertive and confident, a self-starter that can lead on S20 for the organisation
* Key stakeholders for this role are property, maintenance, procurement, contracts and legal teams.
* The post holder will be responsible to recommend decisions to senior management about S20, compliance, dispensations, recovery and income maximisation.
* Working closely with the service charge team to give input into service chargeable costs and sinking fund management.

Other duties

* Ensure that responsibilities for Health & Safety are properly understood and discharged as defined in our clients Health & Safety Policy and that Health & Safety concerns are promptly and clearly communicated to the appropriate people.

* Comply fully with our clients policies and procures including the standing orders and financial regulations.

This role is temporary to permanent with a 3 month probationary period through ourselves as the agent. This role is working Monday to Friday 7.5 hours per day. The role is paying up to £20.51 PAYE or £25.54 Umbrella Paye.
